Abstract:
Xindian city is located at Taipei suburb, whose nearby land is all for residential and agricultural uses in the past. To coordinate the development of MRT system, the government sets a depot with land area of 90 000 m2 for DanshuiXindian Line along Xindian River. In order to pursue more effective way for land use, the government employs the development of depot properties through the construction of Xiaobitan MRT station and joint development mechanism. Moreover, through the comprehensive planning and construction, it can bring vivid growth to the land and real property market of the surrounding areas and lead Xindian City to turn into the satellite city in Taipei area. In this project, the developer conducts creative construction method, by which, a long artificial platform with tunnel bottom is constructed to isolate the track area to reduce train noises and to create an additional green field at the top. Furthermore, a pedestrian bridge is build to connect residential area with riverside park. For those residents who live in the joint development community, they can not only enjoy spacious living area but also access to the MRT system more convenient. It highlights the commitment to TOD (transitoriented development) to mitigate traffic problems and the scarcity of urban land. Therefore, "Mehas Joint Development" project not only creates a new benchmark of modern metropolitan development, but also builds a winwinwin partnership among the government, residents and the developer.
